Senior Citizens Applications for Partial Tax Exemptions:

Grievance Day for 2025 is May 27, 2025 @ 4:30 P.M. until 8:30 P.M.   Grievance Day will be held in the Assessor's Office at Town Hall.  You are welcome to drop off your Grievance form any time in advance to the Assessor's office.  The night of Grievance, there will be a sign in sheet outside the Assessor's Office for sign up @ 4:30 pm, please sign in with the following:  name, address and phone number. 


Duties of Town Assessor

  • Determine and maintain assessments, property inventory records, ownership and exemptions on parcels in the town.
  • Locate all taxable Real Property in our town and identify the ownership of each. Establish a taxable value for all Real Property subject to taxation. List the values of all property on the Assessment Roll.
  • Assist taxpayers with completing their exemption applications and determine their eligibility. Examples: Senior Citizen, Alternative Veteran, Disability, Business, Clergy, Agricultural, Non-Profit, etc. The last day for filing all exemption applications for any given year is March 1st.

Requirements for Senior Exemptions

There are two exemptions available for Senior’s that are turning 65. In the year you are turning 65 these two exemptions are the Senior Citizens Exemption and the Enhanced STAR.  These two exemptions are for Homeowners whose house is their principal place of residency. 

* The SENIOR CITIZEN EXEMPTION is available to Homeowners who are 65 years of age or older and meet certain income limitations and requirements. The total household gross for county and town reduction and East Greenbush School reduction is $#40,000 and for North Greenbush Common School District, Wynantskill Union Free School District and Averill Park School District the limit is $37,400. This may be subject to change so that should be verified by contacting the Assessor’s office. If you qualify for this exemption, you must provide us with a past year's tax return or the supporting documentation for the tax return. The exemption's date is March 1 and is not an automatic renewal, it needs to be renewed every year with the income requirements.

*The ENHANCED STAR Credit Check is available to homeowners who are 65 years or older and meet income limitations and requirements. Only one homeowner needs to be 65 or older. The Federal Adjusted Gross Income limit currently is at $107,300 but varies from year to year. To qualify, you need to provide the New York State Tax Dept. with a tax return of the year preceding the tax roll or the supporting documentation. 

*The Basic STAR for those who are under 65 years of age or who's income does not qualify them for Enhanced Star credit check there is a BASIC STAR that can be registered for by calling the NYS Department of Tax and Finance to register for the Enhanced Star credit check or Basic Star credit check by calling 518-457-2036 or go online at  www.tax.ny/gov/star
